FIVE PITFALLS THAT KEEP BUYERS FROM
FINDING THE RIGHT HOME AS THEY SEARCH
FOR OGDEN VALLEY, UTAH REAL ESTATE

There are several pitfalls buyers should avoid when looking for their ideal real estate.
These following five pitfalls are enough to discourage anyone who is going through the purchase process.

These are all drawn from real-life stories which eager homebuyers have had to experience and fend off in order to purchase their dream home unencumbered by the meddling of well-wishers.

  1. Too many friends offering opinions about what is best for you.

At the time of a big decision, good friends come out of the woodwork with big smiles and unsolicited advice. Well-meaning but unsolicited. They want to save you from yourself based on their sage advice. But what didn’t work for them just might work for you, and what did work for them just well might not work for you! Tell them thanks and try to send them away!

  2. Inability to decide on the right house in time.

You may have found the perfect house but can’t come to the final decision in time to avoid losing it. Usually, there will be another which will do just fine if you just look a little longer!

  3. Family contributing to the down payment and then expecting to have veto power on the purchase.

This is a tough one. You don’t want to be downright rude, but it is your home, and they are merely participating financially to enable you to get the Ogden Valley property. Having down-payment help from family to enable you to purchase real estate is a luxury and it is hard to push it away in order to avoid the strings which sometimes come with it.  Financially, you may not be able to get around this one. It is worth a try, however, if the property is worth it!

  4. Inability to qualify for enough money to swing the purchase.

This is a most unfortunate situation; one which may arise if you are not able to work out the down-payment help from family. This is a true opportunity to work closely with your Ogden Valley lender to find the best loan program that you can afford to work through this situation.

  5. Inability to see potential in a charming home that is a little rough around the edges.

This is a situation where it is helpful to have an experienced real estate agent who can help you envision the property’s potential. The agent can show you similar properties in Ogden Valley which have had their potential enhanced to let you have an idea of what you can make your find into, and point you to professionals who can make it happen for you!

In the same way that it is said that “too many cooks spoil the broth,” you must stand firm when it comes to getting your dream Ogden Valley home.
The advice of loved ones is invaluable and well-meaning, but it is not always what you need or want to hear at the time it is offered. Buying a home is a personal decision, one which should not be taken lightly. Stick to your guns when you have found an Ogden Valley home that works for you, and know you’re right!
